The initial consultation is free of charge and absolutely non-obligatory, just contact us and we will be more than happy to assist you with your queries, to get your project 'up and running' in the right direction for you.
Why do we provide an Initial Consultation free of charge?
The free initial consultation is aimed at equipping you with the in-depth information to make the right decisions for you and your property investment, and also helps us to establish what your key requirements are. By doing this we are in a better position to advise you more clearly on how to proceed and how much our fees will cost for further services. You can take this information away with you without any obligation to commit to further services with us.
What is included in the Initial Consultation?
The free initial consultation consists of the following;
- Speaking to you in detail about what your aspirations for the property are and establishing an understanding of how you live and use your home, and also what your budget for any proposed project may be.
- Looking at your property digitally, where available i.e. on online maps, doing an extensive online planning search establishing the parameters of your property, to identify what can and cannot be done in terms of the building extents to your property. Where and when it is not possible to establish these parameters via digital means then we will try to speak to your local planning department to attain site specific information for you.
- Once the parameters have been established we can give you an indication of the types of development and a clear idea of the areas (squared metres) you can achieve based on the information collated, which will allow you to plan your project more effectively.
- Production of an accurate draft of the further architectural services you may require and an idea of the fees involved for you to consider.
Don't we need to come out on site to carry out the Initial Consultation?
With the availability of online resources, we find that its more effective to do the initial research without the need to go out on site, however, in certain cases where there is very unique property in a unique location, there may be a need to make the initial assessment on site, where a site consultation fee possibly may be incurred.
How long does the process take for the Initial Consultation?
The process will start as soon as you contact us, if contacting us via email please include a phone number with a convenient time to call back so that we can call you to discuss your requirements in detail. Then we will need up to 2 working days to do our extensive research and speak to your local planning authority*. After the information has been collated we will contact you again to discuss our findings and how you wish to proceed based on the option(s) that are most appealing to you.
You may wish to have the information compiled into a Planning Potential Report, which is extremely useful for cases for selling/buying property or land, as it provides the seller or buyer a document to assess the feasibility of any future investment.
*Please note that some planning authorities will only deal with queries electronically or via a call back service which can take up to 10 days, however, we will try our upmost in these cases to attain relevant feedback from them in the quickest possible time.
What happens after the Initial Consultation?
How you wish to proceed with the information collated from the Initial consultation is entirely up to you. We will provide you a breakdown of the architectural services that you may require, and how much they will cost in relation to your project, you can select the level of service and input you want from us.
